Job Description

SENIOR MANAGING QUANTITY SURVEYOR
Job purpose

The Senior Managing Quantity Surveyor leads the commercial management of interior fit-out projects by administering contracts, protecting company interests and driving project profitability. The role develops strategic client relationships, provides commercial leadership throughout the project lifecycle and manages a team of Quantity Surveyors to deliver commercial excellence and business growth.

Strategic responsibilities
  1. Lead commercial strategy to maximise profitability, reduce commercial risk and strengthen business performance.
  2. Identify and develop new business opportunities through strong client and consultant relationships.
  3. Lead commercial input for tenders, presentations and negotiations to improve win rates and secure new projects.
  4. Direct the implementation of commercial procedures, standards and governance across projects.
Operational responsibilities
  1. Lead the commercial and financial management of multiple interior fit-out projects.
  2. Negotiate contract terms and commercial agreements to protect company interests.
  3. Manage contractual obligations, valuations, variations and final accounts throughout the project lifecycle.
  4. Monitor project costs, budgets, forecasts and commercial reporting.
  5. Review commercial risks and implement mitigation strategies.
  6. Support the Commercial Director with strategic initiatives and customer engagement.
  7. Monitor compliance with contractual requirements, company policies and regulatory obligations.
  8. Maintain strong working relationships with clients, consultants, subcontractors and internal stakeholders.
  9. Provide commercial guidance to project teams throughout project delivery.
  10. Complete additional duties assigned by the line manager to support business priorities.
People responsibilities
  1. Lead, mentor and develop a team of Quantity Surveyors to achieve commercial and operational objectives.
  2. Set performance objectives, evaluate performance and manage employee development in line with the performance management framework.
  3. Develop capability through coaching, mentoring and structured learning initiatives.
  4. Promote collaboration, accountability and a high-performing team culture.
  5. Manage workforce planning and employee relations activities within the commercial team.
  6. Undertake additional responsibilities assigned by the line manager to support business needs.

Person Specifications

PERSON SPECIFICATION: QUALIFICATIONS, EXPERIENCE AND SKILLS REQUIRED
Essential (must have to perform the role)
  1. Bachelor’s degree in Engineering, Quantity Surveying, Construction Management or a related discipline.
  2. 13–15 years’ experience in a senior quantity surveying or commercial management role.
  3. Strong leadership and people management skills.
  4. Strong mentoring and coaching capability.
  5. Strong influencing and negotiation skills.
  6. Excellent written and verbal communication skills.
  7. Strong analytical and numerical skills.
  8. High attention to detail and commitment to quality.
  9. Strong interpersonal skills with the ability to build effective working relationships.
  10. Strong planning and organisational skills.
  11. Demonstrated experience administering standard forms of contract, including FIDIC.
  12. Working knowledge of Microsoft Office, including Word, Excel and PowerPoint.
  13. Working knowledge of AutoCAD, Microsoft Project, Primavera and Aconex.
Desirable (advantageous)
  1. Professional membership with RICS, CIOB or an equivalent recognised institution.
  2. Experience leading commercial teams on large-scale interior fit-out projects.
  3. Experience working within the UAE construction or fit-out industry.
  4. Experience implementing commercial governance frameworks and mentoring multidisciplinary commercial teams.
  5. In the absence of formal qualifications, candidates with a recognised trade or construction background may be considered with a minimum of 18 years’ relevant experience, depending on the complexity of the role and quality of experience.
